Discussions are underway for a 1-hectare mixed-use regeneration site in the heart of Henley-on-Thames, delivering 55 new homes comprising 42 terraced family houses and 13 apartments, alongside 2,055 sqm of town-centre uses. The site is currently occupied by a range of small local businesses, including light industrial, craft and creative uses.
Located adjacent to the Henley Conservation Area at Broadgates, the site sits within a sensitive historic context, with a number of statutorily and locally listed buildings nearby. The masterplan has been developed to respond carefully to this setting.
A central design ambition is the reintroduction of the historic burgage plot structure typical of market towns, restoring the organic street pattern and reconnecting Market Place with Grey’s Road. This approach replaces fragmented recent development with a permeable network of streets, shared surfaces and green routes. At its heart, a new public square and amenity spaces create an inviting, well-connected public realm. The architecture draws on local vernacular materials, including red brick, charred timber and clay plain tiles, delivering a contemporary yet contextually grounded town-centre environment.
