Our services include all aspects of the RIBA Plan of Work which is the definitive UK model for the building design and construction process. We offer a flexible approach to the scope of our appointment and fees. Our experience has led us to develop a four-part process which includes Feasibility & Concept Design, Developed Design & Planning, Technical Design & Tender and On Site Project Delivery and Handover.

01-02 Feasibility & Concept Design
We begin by getting to know you and your project. Through close collaboration, we take the time to understand your objectives, budget, programme and design aspirations, ensuring the brief is clear, realistic and tailored to your needs. At the feasibility stage, we review the site in detail, often including a site visit, to identify opportunities and potential constraints early on. We carefully consider planning and statutory requirements, helping you understand any issues that may influence the design. Where specialist input may be required—such as heritage, trees, transport, environmental or daylight advice—we will guide you clearly on what is needed and why. Our design process is flexible, creative and highly collaborative. We develop ideas through discussion and refinement, using clear 2D drawings and 3D visuals to help you fully understand the proposals. These initial concepts are brought together in a ‘First Thoughts’ document, providing a clear and engaging foundation for the next stages of design.
03 Developed Design & Planning
Once the design is agreed, we take care of preparing everything needed to progress your project through planning. This includes producing clear, comprehensive drawings and documents and liaising directly with the local authority and any other relevant statutory bodies on your behalf. Before submission, we coordinate the full planning package, including drawings, design statements and all required application forms. Where specialist consultants are involved, we manage and integrate their input to ensure a well-coordinated and robust submission. We then submit the planning and/or pre-planinnig application for you and guide it through the process. We have extensive experience of planning process, including work within conservation areas, on listed buildings and within the Green Belt. This allows us to anticipate challenges early and present your project in the strongest possible way.

04 Technical Design & Tender
Once planning and statutory approvals are in place, we focus on developing clear, detailed information to prepare your project for construction. Working alongside other consultants, we produce comprehensive technical drawings and specifications for both tendering and building on site, ensuring the design is fully resolved before work begins. This stage is a natural progression of the design process. We coordinate closely with the wider consultant team, including structural engineers, quantity surveyors and interior designers etc., to align all aspects of the project. Regular review meetings are held with you throughout, allowing you to remain informed and confident in each decision. The result is a robust, well-coordinated package that forms part of your building contract, helping to reduce risk and uncertainty. We can also manage and assess contractor tenders and advise on the most appropriate procurement route for your project.

05 Onsite & Contract Administration
Once on site, we safeguard your project, overseeing quality, cost and delivery to ensure the design vision is realised with care and control. During construction, we can act as your representative on site, overseeing the build and administering the building contract on your behalf. We carry out regular site inspections, respond to contractor queries and issue instructions where additional or amended work is required. We also monitor progress against the agreed programme, keep a close eye on costs and certify payments to the contractor, helping to maintain control throughout the build. We lead site meetings and undertake regular inspections and valuations, ensuring work is carried out in accordance with the contract and agreed quality standards. We also review and approve technical information submitted by the contractor and specialist suppliers, providing an additional layer of quality assurance. At the end of the project, we inspect the completed works and, once they are finished in line with the contract documentation, issue the Certificate of Practical Completion. Our onsite and contract administration services are designed to minimise risk, manage quality and cost, and give you confidence that your project is being carefully overseen from start to finish.
