The site sits within the Hailsham Market Street Conservation Area and an Archaeological Notification Area, occupying a prominent position within the historic core of the town. The property forms one of a pair of semi-detached Grade II listed Georgian houses, originally part of a single C17 dwelling known as 'The Rookery'.

The earliest fabric is characterised by red brick laid in stretcher bond, incorporating large unhewn stone blocks, with surviving timber framing evident internally. A later C19 cross-wing, constructed in red brick in English bond with vitrified

blue brick headers, complements the historic fabric. Clay-tiled roofs and brick chimney stacks complete the composition.

The proposal presents an opportunity to introduce a sensitively detailed contemporary glass extension, carefully connecting old and new. The extension is designed to enhance daylight, strengthen the relationship between house and garden, preserve views of the original elevations, and remain discreet in its impact on neighbouring properties and the conservation setting.
